RESERVATIONS

A 25% deposit is required to confirm a booking. Bookings will be confirmed on receipt of the deposit. The balance rental is due 6 weeks prior to your holiday.

DAMAGE DEPOSIT

A damage deposit (£100 week / £50 part week) will be added to each booking. At the time of departure, the house manager shall conduct a visual inspection of the property. All damages should be reported, and it is expected that a plate or cup might get broken from time to time. However, other damage or an unnecessary amount of mess and untidiness is not expected. The deposit will pay for any additional cleaning over and above the standard change for new guests. The balance or full amount will be returned within 7 days. If an item worth over the deposit is found to be damaged either during the visual inspection or later during the cleaning, then the replacement value will be charged to the holiday guest who made the booking.

ARRIVING AND DEPARTING

We are flexible with our letting and the house may be available from a minimum of 3 to any number of nights. However, all rentals are calculated on a standard 7 night stay, starting on any mutually agreeable day. Most people book Saturday-to-Saturday but we realise this isn't always possible, so if the calendar of availability allows, then shorter or longer stays, charged on a pro rata basis are possible. Any period that overlaps a Saturday will also be recalculated. The house can be made ready for 15:00 on the day of arrival and we ask that you vacate the house by 10:00 on the day of departure.

CLEANING

The property should be left in the same clean and tidy condition as on arrival. In the unlikely event that the property is left in an inappropriate manner, an additional cleaning surcharge may be incurred. All necessary cleaning products will be supplied. Any damage or breakages should be reported prior to departure in order that these may be rectified for the next guests. In certain circumstances damage and losses may be charged in full.

PETS

Sorry, we are unable to accommodate pets.

SMOKING

We have a no smoking policy in the house.

VEHICLES/PERSONAL PROPERTY

In Addition to cancellation and curtailment insurance, guests are recommended to take out holiday insurance to cover loss or damage to personal effects. Vehicles, accessories and contents are left at their owner's risk. The proprietor shall not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.

HOLIDAY PROTECTION

To minimise the cost and inconvenience of cancelled bookings, guests are strongly recommended to take out holiday insurance.

CANCELLATION

If you require to cancel a reservation for any reason we must be notified by email as soon as possible. In the event of a cancellation, we will make every effort to re-let the property; if we are able to re-let the property, you will be reimbursed the full sum less £25 to cover administration costs. If we are unable to re-let the property, cancellation costs shall be incurred as follows:

ADVERSE TRAVEL CONDITIONS

Where there are ferry/flight disruptions due to bad weather or any other reason, we cannot be held responsible for late or non-arrival at the property and so no refunds will be provided.
